What should I look for when I am house hunting?

Your Realtor is a professional, and most likely has covered the basics of your wish-list like:

  • location
  • home amenities or necessities
  • homework about what you can afford
  • pre-approved mortgage
  • and has told you to wear comfortable clothing when you go searching for a home.

Now its time to start searching. As you and your Realtor are house hunting. The following recommendations can help you find the ideal home and keep you organized.

  • Take a note pad or voice recorder
  • digital camera
  • bright flashlight
  • positive attitude
  • Be prepared to have a long, frustrating and confusing day
  • At each property you arrive at, take a couple of pictures of the approach to the house
  • Take a picture of the front of the house (with the address numbers), and anything that is positive or negative of each house you visit
  • Take progressive pictures of all the houses you visit
  • make notes of the asking prices
  • make notes of positive and negative influences or feelings you have at each home.
  • Make note if the house is bank owned, for sell by owner, or listed by a realty company

This approach can help you in the decision process later.

It is human nature to observe things from eye level and below. Don't forget to:

  • get out of the car and spend 5 minutes just looking at the exterior
  • Look up and see if the roof is in good condition
  • As you approach the front steps, look for signs of settlement
  • Look at the siding of the home, window and door trims and the condition of the paint

Some properties need a lot of work on the exterior. If the house is in poor condition on the exterior, that could be something the sellers are not willing to help with and a quick indication that the interior is probably just as poorly maintained. So many buyers get to the day of the inspection and are shown these maintenance items and seem quite surprised.

Make notes of these items as you do your initial visit, it can really help you decide later.
