A home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation. The inspector's report will include an evaluation of the condition of the home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure and much, much more. Builders should welcome the opportunity to have their homes inspected by 3rd Party Home Inspectors.  We report on construction defects relating to electrical, plumbing, structure, roofing, exterior grading, surface drainage and essentially all of the operating systems of the home.  Please join us through the inspection process, or at least attempt to attend the last hour of the inspection to review concerns identified during the inspection. We have found that this type of inspection will assist you with your final builder’s walk through, and prepare you with a list of important questions you may want to ask your builder.  We truly understand the importance of your investment, so additional time is spent educating clients on proper maintenance and care for your new home. Pre-Listing Inspections

No-one expects a house to be without faults. The intent of a pre-listing inspection is to report and inform you what potential investors or buyers will be looking for when a buyer has their own inspection performed. It is valuable for you to be aware of the strengths as well as the weaknesses of your property so you can highlight the strengths of the home to make the property more attractive to potential buyers. The weaknesses of your home can then be addressed if you choose by repairing, replacing or by selling the property as is to get your home “Market Ready”.   

A pre-listing evaluation will give you, (the seller) and your Realtor peace of mind by knowing that your property has no hidden surprises after a contract has been accepted on your property. After your pre-listing inspection, you can accurately fill out a required Seller's Disclosure form.

Construction Consults

Request your inspection with J&D Inspections and be fully informed about the property your building or having built. With many years in the construction trades and construction management business, we enjoy helping our client's vision as it proceeds through construction phases. We love to educate and share knowledge with our clients as they witness their home come to reality. Pre-drywall inspections are most beneficial when all mechanical, plumbing and electrical rough-in's are completed. Any framing deficiencies, defects or damages can be identified at that time before they are concealed behind insulation and drywall.

Radon Testing

EPA RECOMMENDS:  If you are buying or selling a home, have it tested for radon.  For a new home, ask if radon-resistant construction features were used and if the home has been tested.  Fix the home if the radon level is 4 picocuries per liter (pCi/L) or higher.
